Before you start your search for a flat, set yourself a manageable, realistic budget and stick to it, this way you will not be tempted to choose a property that is beyond your price range. If you are looking for a flat to rent within the city centre, you can expect to have a higher monthly rent. Make sure you include extra expenses like transport costs, bills, tax and the deposit, which is usually equivalent to one months rent.

Searching for a property to rent has never been easier with most agents advertising on the Internet. It allows you to compare prices in order to get the best deal.

When deciding on an area to locate, it is a good idea to prioritise the important facilities you would like nearby. For example you will want to ensure you have good commuting routes to your work. The quality of schools may be a factor if you have children, or you may want to be nearby to a fitness centre, or a supermarket. If you are unsure about the area you are renting, you may benefit from talking to a neighbour that can inform you about noise levels and car parking facilities.

Once you have decided what areas are suitable to locate, you will need to decide on the type of property you would like to live in. If you are a single tenant you will want a smaller property just big enough for you, and easy for you to clean and manage, whereas a family may need more living space, and prefer a property with a garden. You will also have to determine whether you would like the property to be fully furnished or unfurnished.

If you are renting a flat with people you don’t know, it would be a good idea to meet up first to make sure you have similar lifestyles and habits and ensure you will get on, and would feel comfortable living together. You will also want to make sure they are up to date with bills and expenses, and ensure a contract is drawn up showing how the rent and bills will be divided amongst the tenants.

If you are interested in a property where the landlord has dropped the price of the monthly rent, there will most likely be a reason for it. On this basis you might want view the property before you decide to take it. Ensure to check for any damages or problems and make sure all the appliances are in working order. Make sure the radiators and boiler are functioning properly, if they are not, write them into your contract to be fixed before you move into the property to ensure the problem is repaired as soon as possible.

When you go to view the property, it is a good idea to dress to impress as there may be other applicants interested in the flat, therefore you will want to give a mature and responsible appearance so your prospective landlord feels comfortable that you will respect and take care of their property.

Security is an essential factor in any home, you will want to check the locks on your door to make sure it is secure, to reduce the risk of burglary. As well as this, you will need to make sure that the property is fitted suitably with working fire alarms.

When you move into your new home, make an inventory of everything included within the flat and record any damages no matter how minor, this way the landlord cannot claim expenses for any damages that you are not responsible for.

Ensure you have read the lease properly before you consider signing it, incase there are any hidden clauses within the contract. Make sure any verbal agreement made between you and the landlord is put into writing.
